Dear Homeowner,
This notice is to inform you that the Board of Directors of the Warner West Condominium Association, Inc. has approved a Special Assessment in accordance with California Civil Code §5605(b).Under this statute, the Board may impose a special assessment of up to 5% of the current fiscal year’s budgeted gross expenses without membership approval. This 5% cap includes both operational expenses and reserve contributions. The Board has determined that this special assessment of $57,712.51 is necessary to address the required balcony inspection per SB326 and the necessary repairs to said balconies. The assessment will be divided per the below breakdown chart and due on November 15, 2025. The assessment can either be paid in a lump sum payment by November 15, 2025. If you are in need of a payment plan, please submit your request to Ariana Ariasby emailing [email protected].
• Units that pay $385.13 in monthly dues will be assessed $153.00 for the special assessment.
• Units that pay $394.56 in monthly dues will be assessed $187.74 for the special assessment.
• Units that pay $476.20 in monthly dues will be assessed $248.63 for the special assessment.
• Units that pay $578.14 in monthly dues will be assessed $366.01 for the special assessment.
• Units that pay $579.05 in monthly dues will be assessed $369.42 for the special assessment.
Homeowners are also welcome to pay their full amount prior to that date if preferred. Please be advised, that the 5% special assessment funds are in addition to your regular monthly association dues. Payments can be made by one of the following methods:
• Premier Property Pay ACH- This is the preferred, free, and recommended option. Contact the accounting department if you need assistance with setting up a payment via Premier Property Pay.
• Pay by E-check through App Folio – Log in at https://comuneo.appfolio.com/connect/users/sign_in and pay the installments. Contact Ariana Arias at [email protected] if you need assistance with setting up a payment via App Folio. If you have a set amount for your recurring payment, you will need to update that amount, as it will not automatically deduct the new amount.
• By check payable to Warner West Condominium Association, Inc. -Mail the check to Comuneo Services Inc. -5871, PO BOX 512518 Los Angeles, CA90051-0518
